  • What is required to live in an apartment home?

    A Lease Agreement between you and Garden Manor Village, Inc. will be signed. This agreement is similar to a lease. The Lease Agreement details the service obligations that are provided to you. It also details the requirements that you have in order to live in the apartments.

    What is the term of the Lease Agreement?

    The term is 12 months. If you transfer to Garden Manor Assisted Living before your lease expires, the Lease Agreement will be terminated without cost to you.

    What are the Application and Deposit fees?

    There is a $1000 non-refundable application fee due at the time you sign the Lease Agreement or reserve an apartment. We also require the first month's rental payment in advance as a deposit to hold your apartment.

    How often and how much will the monthly fee for the apartments be adjusted?

    Monthly service fees are adjusted on an annual basis, unless an unusual event occurs. The increase in the service fees have raised an average of 3% a year.

    When do I have to move in after signing a Lease Agreement?

    The monthly rental starts no later than 30 days after the apartment home is ready for you to move into. We agreed to hold that apartment exclusively for you when you signed the Lease Agreement.

    What happens to my payment for a Lease Agreement if I change my mind?

    The $1000 application fee in non-refundable. Your first month's rent that was paid in advance will be refunded to you immediately should you change your mind and decide not to move into the apartment home.
